What helps us understand the work
A few current photographs can help before a viewing, but they are optional. You can mention available surveys, building-control information or guarantees in the enquiry. We will agree how to share relevant professional reports later; the initial upload area is only for its listed property-photo and document categories.
Ordinary updating is different from movement, major roof defects or other significant structural concerns. Explain any known issues accurately so we can arrange an appropriate assessment. Approaching us does not remove safety, repair or landlord responsibilities while you still own or let the property.

After viewing, we make a clear, no-obligation offer using our own company funds. There is no mortgage application or onward property-sale chain on our side—not a promise that every possible delay is removed.
Our 24-hour response commitment is not an instant valuation, offer or completed purchase.
No need to empty the property
Take the possessions you wish to keep and discuss leaving agreed furniture and belongings in place. There is no need to organise a full house clearance before contacting us. Any occupier’s rights and belongings must be respected.
Your conveyancing costs paid on completion
When your sale to Alexander Property completes, we pay all conveyancing fees and associated charges for the sale. Choose your own solicitor, or ask us to help arrange an independent solicitor to act for you.
Our payment is conditional on completion. If the sale does not complete, we do not cover those costs; any charges payable to your solicitor depend on your agreement with them. Probate and estate-administration costs are not included.
Completion in 7–28 days where circumstances allow
We can complete in 7–28 days from acceptance of our offer, provided the seller has the necessary authority to sell and the conveyancing can proceed.
The work needed, any missing approvals and the legal information available can affect the timetable. We assess the property before agreeing the offer and proposed completion date.
We agree the date with you and your solicitor. Offers and purchases remain subject to agreement, satisfactory legal due diligence and contract.
No estate agent needed
Sell directly to us without having to appoint an estate agent to find your buyer. If you have already instructed an agent, check your existing agreement: a fee may still be payable. Our purchase does not cancel those obligations.

Renovating before an open-market sale may improve presentation and the achievable price, but involves funding, decisions and managing the work. Selling as it stands through an agent or auction is another option. Compare likely net proceeds, costs and time with our direct offer; we do not promise a fixed refurbishment saving.
Our offer will not necessarily match the highest open-market price. Consider the amount you would receive, the costs and conditions of each route, and what matters to you. You can choose not to accept our offer.

Should I replace the kitchen or bathroom first?
No renovation is needed simply to speak to us or arrange a viewing. We can assess dated fittings as part of the property and explain our offer on that basis. Decide whether to carry out work only after considering your selling options.
Can you look at an unfinished renovation?
Yes. Tell us what was started, what is incomplete and whether you hold relevant approvals or reports. We will review the position rather than assume all unfinished work is straightforward.
Do I need to clear furniture before selling?
No. We can buy with furniture and belongings left in place. Take what you wish to keep and discuss the remaining contents with us as part of agreeing the purchase.
What if the issue is more than cosmetic?
Known structural or significant maintenance problems do not automatically rule a property out. Tell us what you know; further assessment may be needed before an offer or purchase can proceed.
