Empty does not have to mean prepared for sale

Whether the house is unfurnished, partly furnished or still full of belongings, we can view it as it stands. You do not need to stage rooms or organise a full clearance before selling to us. Take the possessions you want to keep and discuss what remains.

If you live away from the property, tell us how access can be arranged. We will discuss a practical visit rather than expect you to make unnecessary journeys just to prepare the house. Tell us about any known safety or access concerns before anyone attends.

Consider the cost of continuing to hold the property

A completed sale can shorten the period in which you carry costs such as insurance, maintenance, utility standing charges, mortgage interest and council tax where payable. Those costs depend on your property and arrangements; an enquiry does not stop bills, cancel debts or remove mortgage redemption obligations.

Welsh council-tax exemptions or reductions may apply to an empty property, including some inherited homes. Check eligibility with the local authority rather than assume every empty home has the same bill. Keep appropriate insurance, security and other responsibilities in place until the relevant point agreed with your advisers and providers.

No need to empty the property

Take the possessions you wish to keep and discuss leaving agreed furniture and belongings in place. There is no need to organise a full house clearance before contacting us. Any occupier’s rights and belongings must be respected.

Your conveyancing costs paid on completion

When your sale to Alexander Property completes, we pay all conveyancing fees and associated charges for the sale. Choose your own solicitor, or ask us to help arrange an independent solicitor to act for you.

Our payment is conditional on completion. If the sale does not complete, we do not cover those costs; any charges payable to your solicitor depend on your agreement with them. Probate and estate-administration costs are not included.

Completion in 7–28 days where circumstances allow

We can complete in 7–28 days from acceptance of our offer, provided the seller has the necessary authority to sell and the conveyancing can proceed.

An empty property is not automatically ready for a quick completion. Ownership, title, condition and the conveyancing still need to be checked.

We agree the date with you and your solicitor. Offers and purchases remain subject to agreement, satisfactory legal due diligence and contract.

No estate agent needed

Sell directly to us without having to appoint an estate agent to find your buyer. If you have already instructed an agent, check your existing agreement: a fee may still be payable. Our purchase does not cancel those obligations.

Your property, your decision

A direct sale is a choice, not an obligation.

An open-market sale may reach more buyers and achieve a higher price, while an auction offers a different marketing and sale process with its own terms and fees. A direct sale may suit you if avoiding preparation and coordinating repeated visits matters more than testing the widest market.

Our offer will not necessarily match the highest open-market price. Consider the amount you would receive, the costs and conditions of each route, and what matters to you. You can choose not to accept our offer.

Does vacant mean the house must be completely empty?

No. A property can be unoccupied but furnished. We can purchase with agreed belongings remaining; remove what you want to keep and discuss the rest with us.

Can I enquire if I live outside South Wales?

Yes, if the property is within our South Wales buying area. Enter the property address, not your home address, and mention any access arrangements or distance constraints.

Should I decorate or reconnect services for a viewing?

No decorating is required for our visit. Tell us if services are disconnected or access is restricted so we can discuss a safe, practical assessment. Do not undertake unsafe work for a viewing.

When do the ongoing costs stop?
