Understand the building as well as the address

A shared house, a building divided into flats and several self-contained units can involve very different arrangements. Tell us how the building is used, the approximate number of units and whether people currently live there. We will discuss the details rather than assume every multi-unit building is the same type of HMO.

At the appropriate stage we will review the layout, occupancy, relevant safety and compliance documents, licensing and planning information, and whether there are separate titles or leases. Keep the first enquiry to the broad property facts; do not upload occupants’ personal documents.

Licensing and planning need their own checks

Requirements depend on the property and local authority. HMO licensing and planning permission are separate matters; having one does not establish the other. Do not assume an existing licence or permission automatically transfers or covers a proposed arrangement after the sale.

Ask the relevant council and your solicitor what the ownership change requires. We will consider the information during due diligence, without claiming that every issue can be resolved before a fixed deadline. Our scope here is residential property, not commercial premises or land.

Your conveyancing costs paid on completion

When your sale to Alexander Property completes, we pay all conveyancing fees and associated charges for the sale. Choose your own solicitor, or ask us to help arrange an independent solicitor to act for you.

Our payment is conditional on completion. If the sale does not complete, we do not cover those costs; any charges payable to your solicitor depend on your agreement with them. Probate and estate-administration costs are not included.

Completion in 7–28 days where circumstances allow

We can complete in 7–28 days from acceptance of our offer, provided the seller has the necessary authority to sell and the conveyancing can proceed.

Licensing, planning, safety information, occupation arrangements and multiple titles can need additional review. These matters may extend the timetable; the completion range is not a guarantee for a specialist property.

We agree the date with you and your solicitor. Offers and purchases remain subject to agreement, satisfactory legal due diligence and contract.

No estate agent needed

Sell directly to us without having to appoint an estate agent to find your buyer. If you have already instructed an agent, check your existing agreement: a fee may still be payable. Our purchase does not cancel those obligations.

Your property, your decision

A direct sale is a choice, not an obligation.

A specialist estate agent, investor marketing or auction may provide other routes. Compare the proposed price, fees and buyer’s conditions with a direct offer. Do not assume a cash purchase removes licensing, planning, title or occupier considerations.

Our offer will not necessarily match the highest open-market price. Consider the amount you would receive, the costs and conditions of each route, and what matters to you. You can choose not to accept our offer.

Can I enquire about a building containing several flats?

Yes, within our residential buying scope. Describe the number of units, general occupancy and any separate titles or leases you know about. We will review the actual arrangements.

What if I am unsure about the licensing position?

Say so accurately and seek confirmation from the relevant local authority. We can discuss the property, but do not guarantee purchase or assume a licence is unnecessary.

Will an HMO licence transfer with the sale?

Do not assume it will. The proposed ownership and management need to be checked with the council and your solicitor, alongside planning and other requirements.

Do I need a full compliance file before enquiring?

Not for the initial conversation. Mention the information available and any known issues. Detailed document review follows at the appropriate stage, with suitable handling for private material.
