Selling the property is not the same as ending occupation

You do not need to evict tenants merely to approach us. Start with the property address, general occupancy and the condition. We can then discuss whether a purchase with the current occupiers in place is suitable.

In Wales, many residential tenants and licensees are called contract-holders and their agreements are occupation contracts under Renting Homes legislation. The precise arrangements must be checked rather than applying an English tenancy template. A proposed sale does not suspend your existing responsibilities.

A considered viewing and ownership handover

Tell us how access is normally arranged and any practical constraints. We will discuss a convenient viewing, with respect for the people living there. An enquiry does not give us or you permission to enter without following the relevant arrangements.

At the appropriate later stage, the legal work will include relevant occupation information, deposits, compliance documents and notices associated with the change of landlord. Keep the first enquiry light: do not upload contract-holders’ personal documents, names or financial information. We will agree the appropriate secure handling when needed.

Our belongings offer concerns contents you are entitled to include in the sale. It does not allow a landlord to dispose of an occupier’s possessions or require the occupier to surrender them.

After viewing, we make a clear, no-obligation offer using our own company funds. There is no mortgage application or onward property-sale chain on our side—not a promise that every possible delay is removed.

Our 24-hour response commitment is not an instant valuation, offer or completed purchase.

No need to empty the property

Take the possessions you wish to keep and discuss leaving agreed furniture and belongings in place. There is no need to organise a full house clearance before contacting us. This does not permit disposal of an occupier’s belongings.

Your conveyancing costs paid on completion

When your sale to Alexander Property completes, we pay all conveyancing fees and associated charges for the sale. Choose your own solicitor, or ask us to help arrange an independent solicitor to act for you.

Our payment is conditional on completion. If the sale does not complete, we do not cover those costs; any charges payable to your solicitor depend on your agreement with them. Probate and estate-administration costs are not included.

Completion in 7–28 days where circumstances allow

We can complete in 7–28 days from acceptance of our offer, provided the seller has the necessary authority to sell and the conveyancing can proceed.

Occupation-contract information, deposit arrangements and the legal handover need to be reviewed. These requirements can affect whether the proposed completion range is achievable.

We agree the date with you and your solicitor. Offers and purchases remain subject to agreement, satisfactory legal due diligence and contract.

No estate agent needed

Sell directly to us without having to appoint an estate agent to find your buyer. If you have already instructed an agent, check your existing agreement: a fee may still be payable. Our purchase does not cancel those obligations.

Your property, your decision

A direct sale is a choice, not an obligation.

Selling to another investor through an agent or auction may also allow a sale with occupiers in place. Compare the price, fees, purchaser requirements and approach to the handover. A direct purchase does not guarantee future occupation terms or eliminate every possible disruption.

Our offer will not necessarily match the highest open-market price. Consider the amount you would receive, the costs and conditions of each route, and what matters to you. You can choose not to accept our offer.

Must the property be vacant before I enquire?

No. We buy with tenants in place and will review the occupation and applicable legal requirements. Please describe the occupancy accurately in the existing form.

What tenancy documents should I upload now?

None. Do not use the initial enquiry to send tenants’ personal documents. Mention the general position without personal identifiers; detailed document review belongs at the appropriate later stage.

Will you guarantee the same arrangements for every occupier?

We cannot make a blanket promise about future terms or disruption. The existing occupation arrangements and legal requirements must be understood and handled properly as part of the transaction.

Do my landlord duties continue during the sale?

Yes. Do not treat an enquiry or accepted offer as ending your responsibilities. Ask your solicitor about the exact obligations and handover for your property.
