Separate the investment decision from each property’s handover

Occupancy is one part of the assessment, alongside condition, ownership and legal arrangements. A tenanted sale needs a properly considered occupation-contract and deposit handover; a vacant property may present different access and ongoing-cost questions.

Continue meeting your existing landlord responsibilities while the sale is discussed. The Welsh framework uses occupation contracts and contract-holders where applicable. No need to empty the property

Take the possessions you wish to keep and discuss leaving agreed furniture and belongings in place. There is no need to organise a full house clearance before contacting us. This does not permit disposal of an occupier’s belongings.

Your conveyancing costs paid on completion

When your sale to Alexander Property completes, we pay all conveyancing fees and associated charges for the sale. Choose your own solicitor, or ask us to help arrange an independent solicitor to act for you.

Our payment is conditional on completion. If the sale does not complete, we do not cover those costs; any charges payable to your solicitor depend on your agreement with them. Probate and estate-administration costs are not included.

Completion in 7–28 days where circumstances allow

We can complete in 7–28 days from acceptance of our offer, provided the seller has the necessary authority to sell and the conveyancing can proceed.

A portfolio may involve several titles, occupancies and legal workstreams. Do not assume every property will complete together or within the same timetable; we will discuss the proposed scope with you and your solicitor.

We agree the date with you and your solicitor. Offers and purchases remain subject to agreement, satisfactory legal due diligence and contract.

No estate agent needed

Sell directly to us without having to appoint an estate agent to find your buyer. If you have already instructed an agent, check your existing agreement: a fee may still be payable. Our purchase does not cancel those obligations.

Your property, your decision

A direct sale is a choice, not an obligation.

Selling individually on the open market, marketing to investors or retaining some properties may suit different objectives. Compare net proceeds, ongoing obligations and your own investment plans. We do not give tax advice or promise tax savings from selling directly.

Our offer will not necessarily match the highest open-market price. Consider the amount you would receive, the costs and conditions of each route, and what matters to you. You can choose not to accept our offer.

Can I sell just one property from a portfolio?

Yes. Tell us which property you are considering and what you want to achieve. There is no requirement to offer your entire portfolio.

How do I enquire about several properties?

Enter one property in the form and mention the wider portfolio in the optional information field. We will discuss the other properties directly; this form is not a bulk-property submission system.

Does everything need to be vacant?

No. We buy tenanted and vacant properties. Accurate occupancy information and the relevant legal requirements form part of the assessment.

Does your legal-cost offer cover tax on my sale?

No. On completion we pay all conveyancing fees and associated charges for the property sale to us. That is not a promise to cover capital gains tax, mortgage debt, wider financial advice or historic landlord liabilities.
